FM Roundtable: Green Leasing
For businesses that want to upgrade their facilities with energy efficiency retrofits and solar energy but don’t own the building they occupy, one important tool is a well-crafted split incentive/green lease. Panelists will present the key points of a green lease, discuss how and when they should be implemented, and give examples of successful green leases that resulted in energy reduction and savings for both the owner and tenant(s).
Key questions that will be answered include:
- If a tenant is paying a flat rate per square foot for utilities, how can their lease be restructured to incentivize them to use less energy?
- What barriers does a commercial property owner struggle with if they want to install energy efficient equipment and solar? (buy-in from real estate investors, uncertainty of tax incentives, debt financing subordination to prime mortgage)
- In a multi-tenant building, how are all tenants affected when upgrades are planned?
