A Metric for Measuring Facility Management Quality

You may have an SLA (Service Level Agreement) that is full of KPI’s (Key Performance Indicators).  Companies you’re benchmarking against may already be using KPI’s. Some track how they are reducing FM costs stay within a “glide-path” to take down the costs 2% per year can be important for companies of any size.  Where do you fit in?

 

We what to leave you with three (3) takeaways on KPI’s:

  • What is a KPI?  Which ones are must tracks?

  • Measuring Hard Services such as classic’s like work-orders, Mechanical performance, etc. and Soft Services surrounding the café, mailroom delivery, reception, etc.. How we metric these successfully will be one larger takeaway.

  • Still standing?  Brace yourself, Space management or occupancy utilization…what are the metrics?  Too simple? We will delve into what some would call subjective yet it’s trending hot in today’s market; we will leave the audience understanding that regardless of side, department capabilities and with or without a service provider assisting, you can measure how well your workplace is improving relative to general attendance and use of prototype areas (yes, densification and the painful change management be damned!).

Greg Gratsch is the CBRE Global Alliance Director on the Keysight Technologies account.  He manages a 6 million square foot portfolio consisting of office, laboratory and manufacturing space within large campus environments and field service & sales offices. His 165-employee team delivers facilities management, transaction management, space planning, move management, and variable project management across the global portfolio.

Have worked in SNF, CCRC, Sub-Acute Hospital, Adult Hospitals, and Children Hospital.  The past 2 years helped with the launch of the new Lucile Packard Children Hospital Stanford and currently at ValleyCare Stanford Healthcare in Pleasanton and Livermore Campus as EVS Director.

Pulled out of retirement and charged with the responsibility of enabling people to be more productive, Ron facilitates this in a changing workforce, changing goals and changing work methods.   Measured through positive feedback and “bed-checks”:
